To meet this demand, a new five-surgery dental practice was developed in Redford Way. This project aimed to deliver a modern, accessible, and patient-focused environment while ensuring compliance with NHS standards and long-term sustainability goals.
Procurement and Appointment
The project was awarded following a competitive tender process. Friargreen was selected not solely on cost but on our collaborative approach, our ability to bring practical ideas and innovative solutions to potential challenges, and our proven experience in delivering healthcare environments. During the tender stage, we identified key risks and opportunities that had not been fully considered in the pre-tender documents and presented proactive strategies to address them. Whittington Health NHS Trust provides integrated healthcare services to communities across North London. The Trust required a new location in Uxbridge to improve access to dental care for the local population. The Redford Way site was chosen for its accessibility and ability to serve a wider catchment area.
Project Scope
The project involved the creation of a five-surgery dental facility supported by a three-storey side extension to house a lift, ensuring full accessibility for all patients. A structural plant platform was installed on the roof to accommodate the mechanical services required for specialist dental operations.

– Full compliance with NHS HTM (Health Technical Memoranda) and HBN (Health Building Notes) standards.
– Integration of specialist dental and decontamination equipment.
– Installation of new electrical infrastructure, ventilation with heat recovery, and VRV (Variable Refrigerant Volume) systems.
– Creation of comfortable patient waiting areas and modern staff facilities.
– Delivery within a tight programme and budget.
Design and Planning
The scheme was architect- and consultant-led, with Friargreen appointed as the principal contractor. Our role was to collaborate closely with the design team, provide buildability input, and ensure that the architect’s and consultants’ specifications were translated into high-quality, practical solutions on site.
Although not responsible for the design, Friargreen contributed to project success by:

Construction Phase

– Constructing a new three-storey side extension to provide lift access and improve patient and staff movement throughout the building.
– Installing a structural steel platform on the roof to house critical mechanical and electrical services.
– Replacing the existing roof, which was found to be in poor condition, and upgrading insulation to significantly improve the building’s thermal performance.
– Installing new electrical infrastructure, mechanical ventilation with heat recovery, and VRV systems to deliver energy efficiency and a stable clinical environment.
– Integrating specialist dental equipment: Friargreen supplied all Belmont dental chairs, carts, and X-ray equipment, while Mercia Dental supported the delivery and installation of decontamination plant.
– Maintaining high standards of health and safety throughout the project, with minimal disruption to the local community.
